What does the inspector inspect?

 

The home inspection goes well beyond window dressings, as your home’s important structural, functional and safety features will be under the magnifying glass.

A qualified home inspector will give your house a thorough examination, checking the heating and cooling system, plumbing and electrical systems, the roof, attic, walls, ceilings, floors, windows, doors, foundation, basement and visible structures of the home.

The inspector will point out the need for major repairs, identify areas that may need attention in the near future, and explain what maintenance will be necessary to keep the house in good shape. You should expect a written report that identifies all findings, including fire and safety concerns.

You can use the report’s findings to target essential repairs. 

Inspection fees vary depending on the size and age of your home. There may also be costs associated with geography and other features of the home. However, the knowledge gained during the inspection process is well worth the cost and the time you spend with your inspector will greatly increase your knowledge of the systems and performance of your new home.

There are NO provincal regulations in Newfoundland & Labradoe for Home Inspectors...so chosing the right inspector is of huge importance.

What does a home inspection include?

The inspection includes a visually observable readily accessible examination of the systems and installed components of the home. This can include but is not limited to the grounds, roof, exterior siding, electrical, plumbing, foundation, attics, insulation, walls, ceilings, windows, doors, floors, basement, AC and heating systems.

A standard home inspection summarizes findings from a visual inspection of the condition of the subject home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; foundation, basement, and the visible structures of the home.

What is not considered part of a Home Inspection?

 

Your home inspection includes a visually observable readily accessible inspection of the installed systems and components of the home. It is not meant to be technically exhaustive and it does not protect you from future failure of systems and components. It is also not an insurance policy or warranty of any sort. It is not a code compliance inspection and does not insure that your home complies with local building codes or other regulations. It is also not intended to uncover hazardous material or the presence or absence of pests and/or insects. Inspections to cover these items would require specialized services and are out of scope for a home inspection. Further, these items would require other expertise costing fees at many multiples of the home inspection fee.
